Rakesh Roshan signs another Mumbai property deal

Filmmaker Rakesh Roshan has leased two commercial office units in Mumbai’s Andheri West in a three-year transaction that could generate approximately ₹2.76 crore in aggregate rental income over the full licence period.

Property-registration information accessed by real-estate data analytics firm CRE Matrix shows that the two units together measure 5,574 sq ft and are located on the fourth floor of Commerce Centre, B-27, off New Link Road in Oshiwara, Andheri West.

The licensee is BeingU Studios Pvt Ltd, described in current reporting as a company associated with the Roshan family.

The leave-and-licence agreement was registered on September 9, 2026, with Rakesh Roshan listed as the licensor and BeingU Studios as the licensee.

The agreement itself runs from August 1, 2026 to July 31, 2029.

₹2.76 crore explained: how much will Roshan actually receive?

The headline ₹2.76-crore figure needs some context.

It is not an upfront payment.

The initial licence fee is ₹7.30 lakh per month, and the contract provides for a 5% annual escalation.

That translates approximately into:

  • Year 1: ₹7.30 lakh/month — ₹87.60 lakh for the year

  • Year 2: ₹7.665 lakh/month — ₹91.98 lakh for the year

  • Year 3: about ₹8.05 lakh/month — approximately ₹96.58 lakh for the year

Together, the scheduled licence fees come to approximately ₹2.76 crore over three years, provided the agreement continues for the full term.

That distinction is important because describing the transaction simply as a “₹2.76-crore lease” can give readers the impression that Roshan has already received the entire amount.

He has not. The figure represents the projected contractual payments across the three-year period.

What does the rent work out to per square foot?

The 5,574-sq-ft premises begin at ₹7.30 lakh per month.

On a straightforward calculation using the reported area, that works out to approximately:

₹131 per sq ft per month.

This calculation provides a more useful way of understanding the commercial transaction than the ₹2.76-crore headline figure alone.

However, it should not automatically be treated as a direct benchmark for every office in Andheri West. Commercial rents can vary significantly depending on building quality, furnishing, floor, parking, lease structure, exact micro-location and other contractual terms.

The deal also includes a security deposit

The agreement records an interest-free refundable security deposit of ₹10.95 lakh.

That is equivalent to approximately one-and-a-half months of the initial licence fee.

The property also comes with two car-parking spaces.

The deposit should not be added to the ₹2.76-crore rental-income figure because it is refundable under the reported terms and therefore is not equivalent to rental income.

Why the 5% escalation matters

Annual rent escalation is one of the most important details in this transaction.

If the monthly licence fee had remained fixed at ₹7.30 lakh for all 36 months, the total payment would have been:

₹7.30 lakh × 36 = ₹2.628 crore.

With the contracted annual increases, however, scheduled rent rises to roughly ₹2.76 crore.

In other words, the escalation adds roughly ₹13 lakh to the nominal rental payments over the three-year period compared with an unchanged ₹7.30-lakh monthly rent.

This is one of the details that gets lost when the transaction is reduced to a single headline number.

The tenant: BeingU Studios

The agreement identifies BeingU Studios Pvt Ltd as the licensee.

Current reporting describes BeingU Studios as a company associated with the Roshan family.

That detail means this transaction should not automatically be interpreted in exactly the same way as a conventional arm’s-length office lease between two unrelated parties.

The registered licence terms remain relevant property-market data, but the relationship between the parties is useful context when readers attempt to use the transaction as evidence of prevailing market rent.

This isn't Rakesh Roshan's only recent rental deal

The Andheri West transaction follows a series of property deals involving the Roshan family.

In August 2026, Rakesh Roshan and his wife Pramila Rakesh Roshan leased an apartment in Mumbai’s JVPD Scheme for three years.

That agreement began at ₹5 lakh per month, also carried a 5% annual escalation, and included a ₹21.75-lakh security deposit.

The total scheduled rental income from that residential lease was reported at approximately ₹1.89 crore over three years.

The apartment is located on the second floor of Hiralaya Building on N.S. Road, with the licence commencing on August 15, 2026.

A much larger Fabindia lease came before that

Another useful comparison is a commercial transaction involving Rakesh and Pramila Roshan's property in Andheri West.

In December 2025, they leased a 6,389.47-sq-ft commercial property at De Mall on Veera Desai Road to Fabindia.

The starting monthly rent there was ₹14.5 lakh.

The five-year agreement included an ₹87-lakh security deposit and five parking spaces.

Reported licence fees were structured at ₹14.5 lakh per month in the first year, ₹15 lakh in the second, ₹16 lakh in the third and ₹18.4 lakh per month in the fourth and fifth years.

That comparison shows why floor area alone cannot explain commercial rent: the 6,389-sq-ft Fabindia property commanded substantially more monthly rent than the newly reported 5,574-sq-ft Commerce Centre premises.

The Roshan family has also been buying commercial property

The family's recent real-estate activity has not been restricted to renting existing assets.

In November 2025, Rakesh Roshan and Pramila Roshan purchased five commercial units in Andheri East for a combined ₹19.68 crore, according to property-registration records reported by Business Standard.

The units were located at Vaidya West World One Aeropolis.

Two were purchased by Rakesh Roshan and three by Pramila Roshan.

Rakesh's two reported purchases included a 1,259-sq-ft unit acquired for ₹3.27 crore and a 1,089-sq-ft unit purchased for ₹2.83 crore.

Roshan has been selling property too

The broader picture is therefore one of active portfolio transactions rather than simply property accumulation.

In May 2025, Rakesh Roshan and his son Hrithik Roshan sold three residential properties in Andheri West for a combined ₹6.75 crore, according to registration documents cited in current reporting.

Rakesh was the seller of two of those properties: a 1,025-sq-ft unit at Veejays Niwas for ₹3.75 crore and a 655-sq-ft property at Raheja Classique for ₹2.20 crore.

Hrithik sold another 240-sq-ft property at Raheja Classique for ₹80 lakh.

Rakesh Roshan also sold a Pune land parcel for ₹15 crore in a transaction registered in December 2025.

JantaScope Analysis: The ₹2.76-crore number doesn't tell the whole story

The headline figure is eye-catching, but four numbers give a clearer picture of this transaction:

5,574 sq ft — size of the two offices
₹7.30 lakh — starting monthly licence fee
5% — annual escalation
₹2.76 crore — approximate aggregate scheduled licence fee over three years

The distinction matters because the ₹2.76 crore is neither the property's valuation nor a lump-sum payment.

It is the cumulative nominal licence fee expected across 36 months.

There is another nuance.

At the initial rate, the property generates about ₹87.6 lakh a year, equivalent to roughly ₹131 per sq ft per month on the reported 5,574-sq-ft area.

But calculating an investment “rental yield” from those figures would require knowing the property's reliable current market value or acquisition cost.

We did not find sufficiently authoritative evidence establishing that figure for these specific two units. Therefore, JantaScope should avoid publishing a percentage rental yield for this transaction without additional documentation.

Why Andheri remains important for the Roshan family's property activity

Several of the family's recently reported transactions have been concentrated in Mumbai's western suburbs, particularly Andheri.

That geography is relevant because Andheri West and nearby Oshiwara combine residential neighbourhoods with film, television, media and commercial activity.

For the Roshan family, whose core business interests are closely connected to entertainment, commercial property in this part of Mumbai can therefore sit at the intersection of real-estate investment and the entertainment-business ecosystem.

That is context rather than evidence about the motive behind this specific transaction. Neither Rakesh Roshan nor BeingU Studios has publicly established an investment rationale for the deal in the material reviewed for this article.

What is actually confirmed?

The clearest evidence comes from property-registration information accessed and reported by CRE Matrix.

It supports the basic transaction details: Rakesh Roshan as licensor, BeingU Studios as licensee, two commercial units covering 5,574 sq ft, an initial ₹7.30-lakh monthly licence fee, a three-year term and 5% annual escalation.

The bigger takeaway is therefore not simply that a Bollywood filmmaker is “earning ₹2.76 crore from property.”

It is that Roshan has entered another structured commercial property agreement amid a broader run of buying, selling and leasing transactions involving the family—and this particular contract could produce about ₹2.76 crore in scheduled licence fees if it runs for its full three-year term.
